New launch showflats are designed to impress, and it's easy to get swept up in the styling. Before you commit, run through these five checks to make sure the unit is right for you — not just beautiful on launch day.

1. The actual floor plan, not the show unit

Show units often remove walls, use slim furniture, or omit features to look more spacious. Ask for the actual floor plan with dimensions, and check the real usable area, the shape of each room, and where structural elements like bay windows or aircon ledges eat into space.

2. Orientation, facing, and natural light

Facing affects comfort, energy bills, and resale appeal. Consider afternoon sun, the view from each unit, and whether the unit faces a quiet garden or a busy road. North-south facing units are often favoured for cooler interiors.

3. The developer's track record

Research the developer's past projects: build quality, how they handled defects, and whether previous launches held their value. A strong track record is one of the best predictors of a smooth completion.

4. Location fundamentals

  • Distance to the nearest MRT and bus connections.

  • Proximity to schools, malls, and amenities.

  • Upcoming infrastructure or URA master plan changes nearby.

  • Surrounding supply — how many competing units may come onto the market.

5. The full cost picture

Look beyond the headline price. Factor in stamp duties, legal fees, the progressive payment schedule, and your loan eligibility. Confirm the current cooling-measure rules with IRAS and MAS, or ask us to run the numbers so there are no surprises.
